Many people who sell their property rely on the services of real estate companies to carry out all the marketing obligations. However, this got me thinking about some interesting things you could do to potentially boost the interest in your property.
Whether you are using a real estate company or selling your property privately, these ideas will hopefully provide you with a few useful thoughts and ideas. If nothing else, I thought it might be fun to think a little bit outside the box and come up with a few more unusual ways to market your property.
Social Networking
It’s no secret as to how powerful social media has become in the marketing world. So, what’s stopping you making use of this when selling your property? If you are already an active user of Facebook or Twitter you could harness some of that following to help you promote your property. It’s so easy to upload images and video, try spreading this around your followers to see if anyone they know is currently looking for a property like yours. You could even take this a bit further using Facebook advertising to target specific groups of people.
Press
With the global economic crisis still lurking around, property is a majorly hot topic for the press right now. How about trying to come up with a news story and distributing it to relevant journalists and bloggers? If you’re brave enough to sell your property in an unusual way then start shouting about it! I recently saw a story on the national news about a lady selling her property via a bidding system whereby the lowest individual bidder wins the house. I’m not sure what the outcome was but it was a massive story and certainly generated some ‘buzz’.
Flyer Drops
I’m constantly getting flyers and leaflets through my door from local real estate agents trying to advertise their services, but I never get flyers from individual vendors. It wouldn’t cost too much money to get a batch of flyers printed and then to spend a bit of time distributing them through your neighbourhood. As you’re in control, you could try and inject a little bit of humour into the proceedings to get people’s attention. This would definitely help your property stand out from the rest of the pack and again would help generate a bit of ‘buzz’ around your sale.
Publish A Vendors Diary
Everyone knows what a frustrating and drawn out process selling a property can be. One thing’s for sure, it’s never straight forward! If this is the case, then surely people would be interested in following someone’s journey through the ups and downs of the process? You never know, if you publish a diary documenting your experiences you might just build up a regular following of interested readers.
I’m not saying that these ideas will sell your property, but I think they should all help generate a ‘buzz’ and help your property stand out from the crowd.

Jonathan,
Thanks for the ideas! this couldn’t be more timely. We are getting ready to sell my mothers home. Although we have a real estate agent in the family, it would be nice to keep that commission.
I agree with creating a buzz and these are some really great ideas. I do know how to create a website fast. So that may be the place to start. Then I have some place to send my local Tweeple to.

I like the way your brain works, Jonathan, and you’ve provided a lot of incentive for people with properties for sale to make some doggone good use of social media!
And, why not? Facebook and Twitter status updates, articles, blog posts, videos, podcasts — every type of content has the potential to go viral on the web.
I think your guest post (Thanks for inviting Jonathan, Fiona!) will really make people stop and RE-think their strategies for marketing their properties.
Wonderfully innovative thinking!

I like the social networking idea but I do not know whether it is really works. If it works, I think it will become a cheap but powerful tool to market the property.
